New development in bustling Salak Tinggi has much to offer buyers


Strategically located along Jalan Labohan Dagang-Nilai which connects KLIA and Bandar Salak Tinggi or Nilai, Suria Warisan spans across 37.23ha and has a GDV of RM850mil.

Salak Tinggi is no longer a quiet town. Developers are pouring into the area, and one of the latest to do so is Hectare Heights Development Sdn Bhd, which is putting its stamp on the town with its maiden township project called Suria Warisan.

Until recently, there was no planned township development in the area despite its close proximity to KLIA and KLIA2, as well as the Sepang International Circuit.

Interest in the area started to increase after recent projects by major property developers and industrial entrepreneurs.

The major developments include Bandar Serenia by Sime Darby Bhd, Bandar Puteri Warisan by IOI Properties Group, Saujana KLIA by Glomac Bhd, KIP Mart by KIP Group, Sunsuria City by Sunsuria Bhd and Greenwood (Salak Paramount) by Paramount Corp Bhd.

The hive of activities hint at the possibility of Salak Tinggi becoming a prime property location.

Certainly, it has been a good venture for Hectare Heights Development so far.

The developer has seen a successful 90% take-up rate for the first and second sub-phases of its Suria Warisan project.

This weekend, the company is launching yet another portion – Phase 1C.

This phase comprises 44 units of double-storey terrace houses, offering a gross built-up area of about 195sq m.

The units come with four bedrooms and three bathrooms, priced from RM485,800 onwards.

The township comprises both residential and commercial components, as well as amenities such as schools, community halls and a community complex.

Amenities close by include Xiamen University Malaysia Campus, Mitsui Outlet Park and Kuala Lumpur International Outlet.

Hectare Heights director Yap Kok Guan said they wanted to offer affordable homes with a large built-up.

“At least 50% of landed residential properties will be priced below RM550,000.

“Each residential property phase is designed with a single entry or exit for controlled access,” he said.

Yap explained that this was to give the community flexibility in arranging their own security without having to pay for the gated-and-guarded scheme which would be more costly.

He said the master layout of the project was designed to optimise land usage, providing community amenities amidst generous landscaping.

“It was designed in coordination with the Sepang Municipal Council and adjacent developer to allocate land for comprehensive basic amenities.

“Also, 3ha will be allocated for landscaping or playground within Suria Warisan alone,” Yap said.

Suria Warisan was planned to provide smooth and congestion-free access to all major roads, the company stated.

The township development is located 10 to 15 minutes away from prominent highways, including ELITE, North-South Expressway and Maju Expressway (MEX).

Through these highways, Suria Warisan is also accessible to neighbouring areas such as Dengkil, Putrajaya, Bangi and Kajang.

For public transport to the city centre, residents will benefit from the Salak Tinggi ERL station, situated 2km away from the township. The station is equipped with park-and-ride facilities.

The Suria Warisan township development comprises three phases of residential properties and two plots of commercial land.

“There are two parcels of commercial land totalling 3.2ha with prospects to be developed into high-rise integrated development comprising residential and commercial or retail properties,” Yap added.

Phase 1A, 1B and 1C are expected to be completed in early 2018 while Suria Warisan is slated for completion within 2023 to 2025. - BY RUBY LIM (StarProperty)
