Leadmont Group unveiling Holiday Villa investment scheme by end of March


Leadmont Group plans to launch Holiday Villa@Selayang Star City investment scheme at the end of this month, offering investment opportunity to investors who are interested to tap into the hospitality industry, according to the company.

The company’s sales and marketing general manager Ng Chin Yung told TheEdgeProperty.com, the hotel investment scheme will be in a revenue sharing mechanism – in which certain percentage of the income will be distributed to the unit owners.

“Besides revenue sharing, the purchasers could also enjoy complimentary stays at the Holiday Villa Hotel and Resort. However, we are still in the midst of finalising the terms and conditions. Details of the scheme will be unveiled during the official launch,” he said.

He noted that the investment is targeting investors who want a hassle-free long-term investment with a minimum investment entry cost starting from RM289,000.

Holiday Villa@Selayang Star City which comprises 306 serviced suites, restaurants, and conference and banquet facilities will open its doors to the public by 3Q2017. Leadmont Group is the developer of Selayang Star City and the operator of the Selayang Star City Mall.

On the room rates, Ng said the company is targeting an average of RM190 per night.

Holiday Villa is conveniently positioned right on top of the vibrant shopping scene of Selayang Star City Mall – which is set to open its doors by the end of 2Q2017 or early 3Q2017. The shopping mall is positioned as a neighbourhood mall, catering for the middle to high-income working class who live in Selayang and Kepong.

Selayang Star City Mall is part of the Star City development, which is located in Prima Selayang and fronts Jalan Kuching. The 7-acre mixed-use project comprises a residential component as well as a hotel and shopping mall, with a total gross development value (GDV) of RM1.6 billion.

In conjunction with the launch of the Holiday Villa investment scheme, Leadmont Group has appointed Huttons One World Real Estate Group as the exclusive marketing consultant to market Holiday Villa@Selayang City. Both companies have signed the exclusive marketing consultant agreement on Feb 25, 2015.

Ng said Leadmont Group is confident with Huttons One World’s sales strategy as the company has previously secured RM166 million sales of CentreSTAGE@PJ Section 13 – another project by Leadmont Group – within one year.

On the market outlook, Ng said Holiday Villa will attract business and leisure travellers as there are limited choices of high quality hotels in the Selayang and Kepong area as most hotels available are motels which are situated at shopoffices. - The Edge Property
