Overwhelming response to service apartments in Klang

Those wishing to own a freehold service apartment in one of Klang’s new townships will have more options now that Khoo Soon Lee Realty Sdn Bhd has opened all its three blocks for sale.

Named Maple Residences, the 22-storey blocks will be located in the middle of Canary Garden township, right beside an upcoming shopping complex.

There are two sizes to choose from — 863sq ft and 1,264 sq ft.

The smaller units have two bedrooms, one utility room and two bathrooms while the bigger ones will have three bedrooms and two bathrooms.

“We are now focusing on pushing sales for our last block.

“We did soft launches for Blocks A and B three months ago,” said project director Patrick Khoo Keng Ghiap.

He said this during the company’s first official launch at its sales gallery in Jalan Langat, Klang.

Khoo Soon Lee Realty Sdn Bhd is a wholly-owned subsidiary of Johor-based KSL Holdings Bhd.

The response to Maple Residences has been overwhelming so far, with about 90% registered for Block A, 70% for B and 20% for C. There are a total of 574 units.

“Based on our records, 90% buyers are from Klang and others are from further away such as Jenjarom and Banting,” said Khoo.

Most of the buyers are aged between 30 and 40 and are mostly families or newlyweds looking for their own place to live.

“We have over 200 confirmed buyers who have already signed the sales and purchase agreement.

“There are some who are waiting for their loan applications to be approved,” he said.

He revealed that the smaller units were grabbed up faster as the price was more affordable for buyers.

“For our next project, we may consider reducing the number of big units. Instead, we may even have SoHo units,” he added.

Apart from this, the apartment owners will get to enjoy recreational facilities such as a reflexology path, barbeque area, Japanese-inspired garden, lap pool and wading pool.

The developer also takes pride in the project’s four-tier, 24-hour security system which requires residents to tag in, even inside the lifts.

There will be about 30 units of commercial lots right below the residential units, and the KSL City Mall 2 right beside it.

When completed in 2018, it is expected to be the largest mall in Klang, boasting about 2.2 million sq ft of development.

Maple Residences is expected to be completed in two to three years’ time, with piling work expected to start in mid-December.

During the launch, there were lucky draw prizes up for grabs, with the prizes comprising vouchers ranging from RM5,000 to RM10,000 that the winners could redeem when they bought the properties. - BY BRENDA CH’NG (StarProperty)
